SJP Builders - House Extensions Wigan & Bolton
In the last year or so we have completed an increasing number of house extensions.
A typical example of a house extension project we have recently completed was a single storey extension to a house in Winstanley, Wigan. In this extension job we installed a bathroom, enlarged the kitchen, installed Velox roof windows, floor and wall tiling and a complete finish including painting.

One of the reasons SJP Builders is asked to do so many house extensions is that we offer the complete house extension package. This can include having your plans drawn up for you. Most customers already have plans drawn up but if you prefer we can discuss your requirements, suggest options to achieve what you are looking for, then have plans drawn up and submitted for you. Where appropriate we will involve a structural engineer and we also liaise with the planning officer on your behalf.
Following planning consent, we organise bricks, other materials, groundworks and drainage and arrange for the building inspector to visit at the relevant stages of the extension’s development.
We also take care of the certification of work required in the house extension. Certificates are required for gas, electrics, windows and doors.

Wall Tie Replacement
Over time, the wall ties in older properties will corrode. This often results in the outer wall bowing and eventually becoming unstable.
Horizontal cracking in brickwork, or render can be an indicator of wall tie failure. Ground movement or settlement can also cause cracking. A Structural Engineer would be the best authority to confirm the cause of this cracking.
If the cracks are considered to be due to wall tie failure, this can be investigated with a metal detector. Alternatively, we can sometimes view the ties from within the cavity, with the use of a torch and small mirror, viewing in the roof space at the top of the wall. Sometimes we can view the ties by removing an air brick or by taking out an air brick. A further advantage of this process is that we can measure the width of the cavity, which we will need to do to order replacement wall ties.
You may have either fishtail or twisted wire ties in your wall. Fishtail ties can expand enough to cause cracks and should be removed after the new ties have been fixed. Twisted wire ties cannot rust enough to cause cracks, so they can be left in place.
Bricks potted with holes can be difficult to re-tie with a mechanical expanding type replacement and in these cases we may need to use resin fixing ties.
