With the current excitement about the government endorsed process of self build homes, there will come a wave of variations in types of self build schemes. There are already a number of properties around which have been purpose designed by the prospective residents. The setting for one of the most impressive of these homes is a village just outside Wigan, where a couple had their converted Victorian Pumphouse, completely redesigned and rebuilt. The Pumphouse, in the village of Standish was originally a secluded six bedroomed property attached to a mock Tudor building, bought in 1999 for £330,000 by a couple who were both chartered accountants. In 2005 they decided to extend the property, as they wanted to change the basic shape from horseshoe to rectangle.
The couple were successful in gaining planning permission, but were advised by builders to demolish the house and rebuild, as the proposed job would be too costly. This caused a certain amount of anxiety as the house had been recently valued at £1million, however they decided to take the risk.
As the property was on Green Belt land, the cubic volume of their mansion had to mirror that of their previous property, which totalled 6, 241 sq ft and, once this was confirmed, the local council were happy to give the go ahead. Due to elderly relatives living nearby, they included family friendly features, and a multi generational design for the new build.
Building work began in August 2007 and went to plan with the exception that the cost was nearer £1.5 million than the expected £1 million. It is considered by all concerned as worth the money though, and would give any Premiership footballer’s house a run for its money.
The home has five ensuite bedrooms with vaulted ceilings, walk-in wardrobes, a home cinema with Wi-Fi, a sound system incorporated into every room, a heated indoor swimming pool, gymnasium and spa, under floor heating throughout, solar glazing and a handmade oak kitchen. Externally you will find an enormous decking area overlooking the woods, a Japanese tiered garden and 15 CCTV cameras. There is also private access to the River Douglas and a miniature adventure playground complete with zip-wire, treetop-walkway, fireman’s pole and swing.
This is a somewhat extreme example of the self build dream, but it shows what is possible with a little inspiration and imagination.
